Find a Realtor to represent you.Why?
It cost´s you nothing.The Realtor is paid by the Builder as part of his Marketing Cost.Builders actually expect and encourage Realtor participation.
You go out to buy a new car.Your favorite Uncle sells new cars for a living.Who would you take with you when you were closing your deal?
You´re being pushed to buy the "Mt. Vesuvius Model", with all the upgrades, and you´re starting to sweat.Are you done for?Nope.You say the magic words:"Can I borrow your phone?I´ve got to call my Realtor."
Your Builder´s salesperson is a very nice person, who represents the Builder.I am also a very nice person, but I represent YOU.
Okay, 'nuff said.
Learn these words: "Rough it in."This means, instead of paying $300 for an installed Ceiling Fan (per room), you have the builder put in the wiring for $75.Then you go to Lowe´s, buy a ceiling fan for under $150, and get your Uncle the car salesman to install it for you, for free.
Learn to be a General Contractor.Builders make money on "upgrades."Price the upgrades.If it costs less to upgrade your bathroom fixtures after closing than it does to have the builder do it, skip the upgrade and hire the plumber yourself.
Think "resale."You love the model and the neighborhood and the schools, and you want to stay forever, but we live in interesting times, any you may get transferred tomorrow.If your development is still in active sales, you´re selling against new construction.Make sure you get good value, and financing that gives you the flexibility to move.
The upgrade with the best return on investment is the separate shower and bathtub in the master bedroom.
Sure, it´s a brand new home with a warranty, but pay the extra couple hundred dollars and make the sale contingent on a pre-closing Home Inspection.Sure, in two years when you finally realize that your sky high heating bills are due to the insulation your Builder accidentally forgot, you´ll get your insulation.But you won´t get back the money you spent to heat the outdoors.Let the Inspector find it, before you close.
